We ushered in November with a Haloween ‘hangover’ here in our East Hampton office. Coworkers had decorated our offices in anticipation of the Trick or Treat brigade, and their efforts were rewarded with an onslaught of families – we ran out of candy at around 1,000 pieces! I came into the office on Thursday morning and it smelled like a barn – hay and pumpkins beginning to decay and reminding me that October is over and November is upon us. Gladly, the relatively warm weather has allowed our Open House entourage to proceed in good spirits – here are some of my top picks to watch for a buyer looking for a “classic shingle charmer” that’s got investment potential.

This cutie at 212 Lumber Lane in Bridgehampton village is open today 3-5 and it’s worth a look-see. From the Broker:

This circa 1900’s property featured in the book, “Dream Decor,” by Will Bright, is peppered with maritime elements as a nod to the nearby ocean beaches, a short distance away. Just the perfect getaway.

Sightly above budget, but look what you can have for under $3 million in Wainscott South… a similar aesthetic at 79 Sayre’s Path, Wainscott NY but accompanied with all the privacy and quiet you might desire and a straight shot down to Beach Lane and or your fancy friends in the Georgica Association. The broker says:

This lovely cottage is hidden behind a beautifully landscaped garden. The living room and dining room enjoy a large limestone fireplace and are completely surrounded by French doors giving access to the pool and surrounding gardens. The cottage was completely renovated in 2010. It’s a must see for those who enjoy cozy living.

The cute house at 75 Round Pond Lane, Sag Harbor offers 3 bedrooms and 3 baths plus water views for under a million! And in what I consider a great location, with quick access to Sag and Bridgehampton it’s truly central and in a very pretty setting. This gets my ‘good deal’ seal of approval for someone who wants a lot for not too much. The brokers refer to this house as the personification of Bridget Jones (questionable):

If Bridget Jones were a house we think this Sag Harbor gem would be it. Her lot size is ample: ¾ of an acre. Her floorplan is uncomplicated and open. The great thing about Bridget, she accepts what some call her flaws, but above all, she values herself, because she knows there’s always someone waiting, who likes her, “just as she is.”

I’m eager to check out this beach cottage that’s completely renovated but not fussy, South of the Highway with access to the beach… 3 Foxcroft Lane in Wainscott is open 11-1 and the broker puts it plainly:

French doors everywhere you look. Living room with beamed ceiling and fireplace. Central air conditioned. Heated gunite pool, stone patios and mature landscaping. Short distance to ocean beaches as well as close to shopping and Jitney stop. Private and really perfect.

11 Aelfie’s Way in Bridgehampton is in an oft-overlooked little enclave right in Bridgehampton village. I am biased because I live in the ‘hood, but I think these homes are sweet and offer buyers a lot of potential options on really well-proportioned lots with low-traffic cul-de-sac atmosphere (but without sacrificing walkability to town). From the broker

Flexible floor plan with two bedrooms on the main floor, and expansive master bedroom suite upstairs. In addition, upstairs in a separate wing, there is a guest suite with two bedrooms that share a half bath. Lots of French doors opening to an expansive, private backyard with beautiful landscaping and a heated, in ground pool.
